This project involved removing several large sections of existing cementitious terrazzo flooring and replacing them with Bomanite Modena to create a seamless, polished surface throughout the space. Approximately 5,000 square feet of both old and new terrazzo was polished, with around 800 square feet consisting of newly installed Bomanite Modena. An interior ramp was poured with Bomanite Modena to establish a California ADA-compliant entry to the bathroom, and a band of Bomanite Modena was installed along hallway perimeters to provide a smooth transition between old and new flooring.

One of the project’s main highlights was the exceptional craftsmanship required to install new Bomanite Modena alongside very old terrazzo flooring. Zinc terrazzo strips aligned perfectly, and the color complemented the original floor, which was discovered to have more shades than initially anticipated due to restricted access during early inspection. The team’s skill ensured a polished finish that respected the existing historic flooring.

Another key aspect was the positive collaboration between Heritage Bomanite, the general contractor, and the construction management and design teams. Despite ongoing challenges presented by the owner, the team maintained open communication and professionalism, successfully overcoming each obstacle while working in cramped conditions alongside trades that ideally should have been offsite.

Initial inspection was limited due to the floor being covered under plywood once construction had started. A chip of the existing terrazzo was provided to Bomanite’s Denver facility to create an approved sample. Several areas required removal and rebuilding of a base layer to achieve the correct depth for Bomanite Modena installation.

This project demonstrates the value of craftsmanship and teamwork under pressure to achieve a beautiful, lasting result.
